Rental Rates

• You are booking direct with the owners 

• 13.5% Florida Sales and Tourist Taxes are INCLUDED in the above rates

• 7 night minimum rental (exception is peak school holidays if we have a gap - 5 night bookings sometimes available)

• Rate includes end of stay cleaning fee.  The villa is professionally cleaned before arrival.  No other cleaning is included.

• 5% discount offered on repeat guest bookings of 14 days or more - will be applied by owner once we receive your booking request

• Pool & Spa Heating is recommended from October to April (£20/$25 per night including tax).   Please ask if you would like the pool/spa heated in the summer months for reduced charge of £11/$15 per night.

• If you choose not to have pool & spa heat then the spa and pool will be the same temperature according to local weather conditions.  The spa is part of the pool system.
  
  
• BBQ use is an additional £50 to include cleaning, gas and maintenance (Bookings from March 2025 onwards).  For bookings made before March 2025 BBQ usage is an additional £20/$25 per stay (grill to be left clean), charge covers gas and maintenance. 
  
  
• Check-in time is 4pm, Check-out time is 10am.  Earlier or later times may be available for an extra charge of £15 per subject to availability.    We cannot do late check-out or early arrival if we have a same-day changeover due to cleaning and preparation time for the villa.

• Terms for all bookings made from 12 May 2023 onwards:  Cancellations are only accepted in writing.  In the event that you cancel your reservation or we have to cancel due to non-payment of scheduled charges then we reserve the right to retain any payments already made according to the payment schedule.

- Cancellation up to 60 days before arrival - 50% of deposit returned.

- No refund after 60 days before arrival.  Balance is due 60 days before arrival.

• You are strongly advised to take out adequate holiday/vacation insurance to cover possible cancellations such as illness.  Please check current FCDO advice on travel to the USA and remember you need an ESTA if you are from the UK.  Medical insurance is essential for the USA as medical bills are so high.

• Payment by Bank Transfer (UK or US) or by Credit Card

• £300 Refundable Security Damage Deposit to be paid with balance (refunded within 3 weeks of departure after report from management company)

• Please ask for USD rates if preferred currency for current currency conversion (exchange above is just an indication)

• Listed rates may periodically be adjusted to reflect current exchange rate

• All bed linen and towels are included (including pool towels for your use)

• Starter supply of toilet paper, soap, dishwasher tablets and a few wash tabs/liquid are provided for the first few days but you will need to purchase supplies for the rest of your stay.

• No Smoking (except outside)

• No Pets for the comfort of other guests

• No Parties or Events

• No Groups aged under 25, Hen/Stag Parties or single sex groups

• No overnight street parking, towing is enforced.  We recommend a maximum of 3 cars on our driveway.  No parking on grass or grass verges.

• No Trailers, Boats or RVs (Motorhomes) allowed by the Formosa Gardens Housing Association

• Terms and Conditions will be sent to you to sign with penalties for breaking house rules

• There are CCTV cameras outside the front of our property (unmonitored)

• We have a friendly and professional local management company who manage the property for us and will help with any issues during your stay.  Lawn, pool care and pest control services are provided.  Regular outdoor services for the villa may be done on any day according to a schedule and we cannot advise of the day/time.

• The air con is set to get to 72-75 degrees for cooling.  The inside temperature can go higher than this on hot days but will go down again overnight.
